Why is it good to have your tiled roof maintained and checked?

Tiled roofs are often perceived as long-lasting - and for good reason. A properly built and intact tiled roof can last for decades, but that doesn't mean you can forget about it. Finland's varying weather conditions, temperature fluctuations and vegetation on roofs expose tiles to wear and tear and damage that can lead to more serious problems over time.

The roof is the main protective surface of a house, and its condition affects the well-being of the whole structure. With regular checks and maintenance, many damages can be prevented before they occur. A single cracked or moved tile may seem harmless, but it can let water into the structure - especially if the underlay is no longer in pristine condition.

One of the most common challenges with tiled roofs is their porosity, which is caused by the coating wearing away. Tiles absorb moisture, and if the water doesn't evaporate quickly, it stays inside the tile. When temperatures drop below freezing, the water freezes and expands, which can break down the structure of the tile. This so-called frost cracking happens slowly, but it wears away at the roof year after year. At the same time, small cracks in the surface of the brick collect vegetation, adding moisture and degrading the appearance of the roof.

Roof protection products such as snow guards, roof ladders and penetrations are also checked during maintenance. Incorrectly installed and loose/damaged roofing products can break tiles or, in the worst case, cause an accident. At the same time, we clear the gutters and ensure that water can escape from the roof in a controlled way - without blockages caused by debris that can cause damage to the building structure.

A tile roof check is not just a reaction to problems - it's a preventative measure that will save you money and reduce the need for repairs in the long run. Many major roof renovations could have been avoided if the condition of the roof had been checked and minor damage had been dealt with in time. What does tile roof maintenance involve?

The key to tile roof maintenance is to spot and fix problems early - before they can cause damage to the roof structure.

Maintenance of a tiled roof always starts with an inspection of the condition of the roof. The most important stages of maintenance include replacing broken tiles, checking and, if necessary, replacing brickwork, and ensuring the tightness of roof penetrations such as chimneys, vents and other penetrations. Even the smallest crack or displaced brick can lead to leakage over time, and unsealed penetrations are one of the most common causes of water damage.

Clean the roof thoroughly fully mechanical, without water, pressure washer. This method is safe for brick roofs, as it does not damage the surface of the brick or cause it to become more porous.  Moss removal is part of the maintenance, and is done as part of this mechanical cleaning. We empty all the gutters during maintenance. Leaves, needles and other debris that have fallen off the roof can block the gutters and downspouts, preventing water from escaping. After cleaning we finish work with a professional product specially developed to control microbial growth on roofs. It penetrates the surface structures of the tiles and effectively removes any remaining growth that mechanical cleaning may not be able to completely eliminate. Over the next 2 years, rain, snow and fire will cause the remaining growth to leave the roof as a small dust, without blocking the rainwater system.

The treatment provides about 4-8 years of vegetation protection depending on the woodiness of the plot. It keeps the roof surface clean, breathable and easy to maintain for longer without the need for constant cleaning.

The maintenance of a tiled roof is always completed by documenting the condition of the roof and the recommended follow-up actions. The client receives a clear report of the work done and any areas requiring attention.
